Check in/Check out times:
Check-in time is 3:00 pm
Check-out time is 11:00 am
Upon arrival at Lakeview-Cottage you will find a welcome sheet with instructions for check out.

Provided there are no other guests scheduled for the nights before or after your stay, we can be flexible with your check-in and check-out times. If other guests are scheduled, we ask that you honor the usual check-in and check-out times. This allows us to prepare the Cabin for the next guest.

Deposit/Payment:
Payment is due in full at the time your reservation is made. Reservations will not be confirmed until payment has been received.

A fully refundable security deposit is required on all reservations in order to protect owners from property damage. The deposit amount can be found on the rates/payment page near the property's price. Upon checkout, the property is inspected for damages. Any damages that are less than the security deposit shall be deducted from the security deposit. Any damages in excess of the security deposit are the guest's responsibility and must be paid within 10 days from departure. The Security deposit, minus any damage fees, shall be refunded to you within 14 days of your departure.

Maintenance, Rebates, Refunds:
All of the homes listed on our website are separate family-owned vacation homes. Every effort has been made to make sure all equipment in each home is in working order. However, as with any home, issues requiring repairs may arise during your stay. Please contact us with any inoperative equipment immediately. We will make every reasonable effort to have the repairs made as soon as possible. There will be no reduction in rent, rebate or refund issued for any mechanical failure of air conditioning, dishwasher, refrigerator, washer/dryer, TV, satellite, or any other appliance. We are, additionally, unable to issue a refund of rent for inclement weather or acts of God beyond our control.

Cancellations/Reschedules/Early Departures:
All cancellations will be charged a $25 processing fee. No exceptions.

	Cancellations 14 days prior to your reserved date will be refunded in full, minus a $25 processing fee..
	Cancellations less than 14 days prior to your reserved date will be charged a cancellation fee of $100.
	Cancellations less than 24 hours prior to your reserved date will be charged the full amount (no refund.)

You may reschedule your original reservation one time only, provided it is 14 days or more prior to your reservation date. The charge to reschedule your original reservation is $25. Once you have rescheduled your original reservation, the reservation may not be rescheduled again. You may, however, cancel the reservation with the standard cancellation policies and charges being applied.

If you elect to depart prior to your check-out date, you will not be refunded for the nights you did not stay.

Minimum stay:
There is a 3 night minimum for Memorial Day, Independence Day and Labor Day holidays. There is a 2 night minimum for all regular reservations.

Smoking:
Smoking is allowed outdoors only. There is absolutely NO smoking indoors.

Pets:
Pets are welcome with no extra charges or fees.

	kennels and crates are not required unless you plan on leaving your dogs inside the house while you are away
	we also request that pets who do enjoy the indoors are housebroken

Children:
Children of all ages are ALWAYS welcome. Lakeview-Cottage is not "baby-proof" nor is the yard fenced. We ask that young children are constantly supervised.

Outdoor fire pit:
The outdoor fire pit may be used unless Bosque County Commissioner's Court has issued a "burn ban." Click here to check.

RULES:

There is a MAXIMUM of 9 overnight guests on the property at all times. NO EXCEPTIONS!
You must be 25 to make a reservation. Guests under the age of 25 must be accompanied by an adult guest 25 years or older at all times while on the property.

No loud music, parties or illegal activities permitted.
No more than 4 cars or boats may be parked at the property.
Fireworks are NOT permitted in the neighborhood, nor are ATV's (four-wheelers, go-carts, dirt bikes, etc.)

Failure to follow the policies and rules may result in you being asked to vacate the property. If you are asked to leave prior to your check-out date you will not receive a refund of your reservation payment and your security deposit may be forfeited.

Rates and policies may change at any time. We reserve the right to decline a reservation request for any reason or to cancel a reservation for any reason. If we choose to cancel your reservation you will be given a full refund.

We appreciate our guests and want your vacation experience to be wonderful. In return we ask that our guests respect our neighborhood, our neighbors and our cottage.
